			<content:encoded><![CDATA[<p class="western" style="margin-bottom:0;"><span style="font-family:Verdana,sans-serif;">As a kid, I&#8217;ve always been a scared being. Especially with confrontations. I hate being interrogated. I fear the future. I am the type of person who can give you all the &#8220;what if&#8221; questions of the world. Pessimism has always been a disease I&#8217;ve been struggling to get rid of. I hate being told about my undesirable traits and all the bad stuff that come with it. Growing up, I learned to let the waves carry me wherever but sometimes, the past catches up on you and you do the regression mechanism. </span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">I listened to <a href="http://www.fortunebuilders.com/speakers/than-merrill/" target="_blank"><strong>Than Merrill&#8217;s Tips on Negotiating</strong></a> a few weeks back. I knew it&#8217;s probably going to be more on the real estate stuff and I remember I was in a mood to call it a day a little early. Speakers usually get my attention on the first three sentences of their speech and as <strong>Than Merrill</strong> started off with a key list of successful negotiating, I realized it&#8217;s also, more than anything, applicable to my personal overrated life. For starters, everybody needs to negotiate to survive life. When I come to think of it, it&#8217;s sounded like a breeze. No technical terms. Just the basics. </span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 1: <em>Overcoming fear. </em>Now this, is quite a feat (read my first line). <strong>Than Merrill</strong> said that negotiating is an integral part of living. Fear caused me to miss a lot of things: bungee jumping with a group of friends, dating the smartest guy in class, a chance for a scholarship, and God-knows-what else. Bottom line: fear is no fun.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 2: <em>Ask questions. </em>I&#8217;m okay with this one. I ask a lot of questions. Some people, however, think it&#8217;s dumb to ask too many questions. Again, <strong>Than Merrill</strong> struck me by saying <em>&#8220;When negotiating I think of myself as a detective searching for the answers&#8230;&#8221;</em> I never took it that way. Did I mention I have rough childhood?</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 3: <em>Never make unilateral concessions (Learn to compromise).</em> I&#8217;m not a very wordy kind of person but I used to think &#8220;mutual agreement&#8221; is a bad thing. It&#8217;s either you give or you take. But then, we know relationships last when both parties learn to do 50-50 and still end up satisfied with the deal.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 4: <em>Creating rapport. </em>I am always really impressed with people who have a way with words. Building rapport is almost something that you&#8217;re born with. <strong>Than Merrill</strong> gave out one technique for geeks like me though: Find a common ground, no matter how insignificant. I used this on a cab driver the other day, (I mean cab drivers have been a little highstrung these days). One mention about the economy and he dominated the conversation all throughout my ride home. And gave me a good discount. No wonder everybody wants to talk about the weather. It kills the silence.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 5: <em>Building credibility.</em> It sure does sound hard to be credible but all you really need is to be truthful from the very start. Every single person in the world has tried to lie to get what they want. Honesty is easy. <strong>Than Merrill</strong> shared <em>&#8220;I have found that honesty and full disclosure really helps people feel more comfortable. A comfortable seller is a happy seller.</em>&#8221; Just do that and everything else will follow.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 6:<em> Putting a value for what you&#8217;re doing for free.</em> &#8220;What&#8217;s in it for me?&#8221; has been my eternal question to everything that I do. As the cliche goes, the best things in life are free. But doing it for free already created a value in it that&#8217;s more on my advantage than the tangible things I&#8217;ve expected in the beginning. I am counting my blessings from now on.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 7: <em>Determine your position.</em> Focus on your goal. Be prepared. <em>&#8220;Never walk into a negotiation without knowing what you want to accomplish&#8221;.</em> Enough said.</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 8: <em>Focus on the possible.</em> Sometimes, when I get too ecstatic over a plan, I tend to stray away from reality and plan up to my heart&#8217;s content. Usually, these stuff are too extravagant or just plain crazy. I mean, it&#8217;s okay to be extravagant and crazy. But <strong>Than Merrill</strong> mentioned &#8220;being creative but also being open to consider alternatives.&#8221; After all, like in action movies, Plan B always works. </span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 9: <em>Take regular breaks.</em> I have taken this advise to a whole new level to be honest. Procrastination has been a hobby. That&#8217;s good either. It&#8217;s something between procrastination and being-buried-like-a-workaholic. &#8220;Negotiations should be fun, productive, and hopefully stress free,&#8221; as <strong>Than Merrill</strong> would put it. </span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">Tip # 10: <em>Don&#8217;t sweat the small stuff.</em> Failure usually entails a lot of tear-fest and eating marathons for me. If something doesn&#8217;t work, whine a little, then move on. <strong>Than Merrill</strong> says &#8220;It&#8217;s okay. If you negotiate long enough you will find you have good negotiations, and bad negotiations. Your job is to learn from the bad negotiations and attempt to prefect the good ones.&#8221;</span></p>
<p class="western" style="margin-top:.19in;margin-bottom:.19in;"><span style="font-family:Verdana,sans-serif;">I love lists. </span></p>
